Any words of advice on potential issues to be aware of for a first time landlord of Vacation Rental Property?

This is the first year we decided to rent out our Family Cottage in Canada as a “Vacation rental”. We are trying to avoid some of the unforeseen problems that we may not be aware of.

If you have any suggestions, idea’s or tips …we would love to hear them.

The daily/night rental rate is set for a very reasonable amount for the area, so we have been getting alot of interest.

We are charging a small security deposit, that will be returned when they return the key and the place is confirmed to be as it was before they arrived. ( ie, no damage…)

Is there a standard short term/ vacation rental agreement form that I could use?

Any suggestions would be helpful!

One more point - We are US citizens and the Vacation Property is in Canada.
We own it.

What does a single person do when asked to pay same amount on a vacation rental as family of 4?

I’m going on vacation w/ friends. Our original rental fell thru after we all paid. Organizers didn’t stay within budget and now all “families” are being asked to pay additional money. As the only single person going, the extra $$ is cutting into my spending $$ AND also the rental they have now put me in costs less for the week than what I’m being asked to contribute - it appears I’m helping pay for the other 2houses. How do I tell the organizers I can’t/won’t pay? Vacation starts next week..Yikes!

How can I check if a vacation rental from vrbo.com is legit?

How do you calculate the total price of a vacation rental stay that uses nightly and weekly rates?

i have a question on what is the common policy on weekly rates.

Say, a vacation rental offers a rate policy of 100$ per night and $560 per week.

If a renter makes a booking of 10 nights, what is the common policy to calculate the end price?

a) 1*$560 + 3*100$ = $860
or
b) 1*$560 + 3*($560/7)) = $800
